What Buyers Should Send

To make a fair comparison, the competing offer needs to be clear and current.

  • Official written Loan Estimate from the competing lender
  • Loan type, term, purchase price, loan amount, rate, APR, fees, and mortgage insurance if applicable
  • Any lock information if the borrower has already locked the competing offer
  • Basic purchase timeline and target closing date
Best timing: Before the buyer locks, before they pay extra lender fees, and before they are too far into the transaction to make a change comfortably.

Program Notes & Restrictions

  • Available in all states except Washington. Loan Factory is not licensed in CT or NY.
  • Offer expires December 31, 2026.
  • $2,000 Best Price Guarantee not offered on all loan types and is limited to fixed-rate Conventional Conforming loans (No Jumbo loans and No High Balance Loans), FHA, and VA loans. Exclude offers from the builder’s preferred lender and from Credit Unions. Guarantee is only offered on identical matching loan types and products offered by Loan Factory on loan amounts of $200,000 or higher. You will not be entitled to the $2,000 we guarantee if you choose to decline a superior price from Loan Factory that is made to you anytime after you lock with a competitor and before you close/sign final documents with that competitor.
  • Borrower must follow the required timing and documentation rules, including final closing documentation if pursuing the $2,000 claim.
