What is Pathway to Purchase?

Prince George’s County, through its First Time Home Buyers Assistance Programs, can provide eligible homebuyers with up to $50,000 in down payment and closing cost assistance for eligible properties located in Prince George’s County.

Homebuyers may be able to combine this assistance with an eligible Maryland Mortgage Program mortgage. The borrower must first get pre-approved through an MMP-approved lending channel. The lender then submits a separate application to Prince George’s County for Pathway to Purchase funds.

Pathway to Purchase and the Maryland Mortgage Program are separate programs. Funding availability, process timing, documentation, and final approval must be confirmed before relying on the assistance.

Eligible MMP loan paths

These options can allow the buyer to pair a Maryland Mortgage Program first mortgage with Prince George’s County assistance.

Option How it works Why it matters
1st Time Advantage Direct The MMP-approved lending channel submits the borrower’s pre-approval to apply for Pathway to Purchase funds. If Pathway approves assistance up to $50,000, the lender submits the reservation to MMP for the first mortgage. This option uses the 1st Time Advantage Direct first mortgage, which is designed to access the lowest interest rate available through the Maryland Mortgage Program at the time of reservation.
1st Time Advantage 6000 with CPIP The lender submits the borrower’s pre-approval to Pathway to Purchase, including the CPIP Verification of Partner Contribution form. If Pathway approves the assistance, the lender submits the MMP reservation for 1st Time Advantage 6000 with CPIP. This structure may provide additional Maryland Mortgage Program assistance in addition to the Pathway to Purchase funds, subject to program rules, approval, and availability.
Important: Pathway to Purchase funding is separate from MMP. MMP does not control the county’s process. Every buyer, Realtor, and lender should confirm current funding availability and current program requirements directly before relying on the assistance.

Final eligibility depends on current guidelines, funding availability, underwriting, property review, and county approval.

Buyer Requirements

For eligible homebuyers

  • Buyer must get pre-approved through an MMP-approved lending channel before applying to Prince George’s County.
  • Buyer must complete an 8-hour class through a HUD-certified housing counseling agency.
  • The home must be used as the buyer’s primary residence.
  • Income, credit, employment, first-time buyer, underwriting, and program guidelines apply.
  • The buyer applies separately for the MMP mortgage and the Pathway to Purchase assistance.
Property Requirements

For eligible properties

  • The property must be located in Prince George’s County.
  • Eligible residential properties may include new construction, resale homes, short sales, and foreclosures.
  • Condominiums may be eligible when the property and condo project meet applicable requirements.
  • The property must pass the required Housing Quality Standards inspection after the contract is ratified.
  • Property condition, condo documentation, and mortgage guidelines still matter.
Prince Place / Upper Marlboro

Prince Place condos may have more financing options than people realize.

A recent review involving 10117 Prince Pl Unit 303-2B, Upper Marlboro, MD 20774 raised an important local opportunity: some buyers, sellers, and agents may assume these condos are difficult to finance when they may deserve a second look.

If you are buying, selling, or representing a client in Prince Place or another Prince George’s County condo community, do not assume the property is cash-only or impossible to finance without reviewing the details.

How the process works

Start with a preliminary review for MMP first mortgage eligibility, including income, credit, and employment.

Complete education

Complete the required 8-hour homebuyer education class through a HUD-certified housing counseling agency.

Work with a Realtor

Find an eligible Prince George’s County property and ratify a contract that allows time for review.

Schedule HQS

The Housing Quality Standards inspection is completed after the contract is ratified and must pass.

Submit package

After conditional first mortgage approval and HQS completion, the lender submits the Pathway application.

Allow time to close

Buyers should allow at least 21 business days for program processing before the county coordinates funds at closing.
